Focus on the positives in your life

With all the economic turmoil and up and down markets, etc. we sometimes tend to focus too much on what we are surrounded by and exposed to everyday.  This week try to take your focus from the negative world that surrounds us and focus on the positive things in your life.  A good way to start on this is to think of about all of your blessings and focus on what you have in your life to be thankful for.  Most of us are focused on the daily grind and influenced significantly by the world around us.  Being thankful is one step towards having a more positive life.  Being thankful is a good habit to begin!

Keeping a positive attitude concerning Real Estate

Well, gorgeous Fall weather returned to the Eugene and Springfield area for the weekend.  The forcast looks like more of the same for the remainder of the week.

When I speak to people and they ask me what my profession is of course I am always happy to let them know that I am a Real Estate Broker.  The reaction I get from that statement these days is interesting.  People's reaction to me telling them that I am a Realtor is typically the same as if I just told them that I had lost my job. This reaction is totally one of perception created by the media. The interesting thing to me is how the press has such an impact on people.  Yes, the Real Estate market is down, but it's certainly not dead.  The truth is that in the month of September our company had the best sales month we have ever had.  Now, take away the negative press and what you really have is a market of opportunity that nobody is talking about.  It is a market that an increasingly large number of savvy home buyers are discovering.  There is opportunity here today that you may not see again for years.

Good Monday Morning!

Wow, there was lots of rain and wind over the weekend with more on it's way.  One thing for sure is that our leaves are really coming down right now.  It's truly Western Oregon Fall weather time.

The election is over and now we finally have some relief from the hundreds of campaign ads we were seeing every day.  Whether or not we now begin to expereince the same kind of relief with the national housing market is yet to be seen.  The one thing that I can tell you though is that whether you are an investor in the stock market or the housing market, there are investment opportunities available right now that only come about once in a generation.  Many fortunes are made in markets just like the one we are expereicning today.  Our choice is to quietly watch or participate.

Eugene Real Estate news 10/15/08

Good Monday Morning!

Snow in the mountains and cool nights along with the changing colors of the trees means that Fall has arrived in full swing in the Eugene and Springfield area.

Last weeks sharp decline with the stock market has everyone in this country wondering where we are headed financially.  This lack of confidence is certainly spilling over into the Real Estate market.  This is something that our already deflated national housing market does not need.

There could be a silver lining. Look for the Fed to continue it's drop in rates. Believe it or not they could hit 0.  This will bring on sharp reductions in mortgage interest rates, possibly seeing historic lows.  Look for both Fannie Mae and Freddie Mac to come up with new mortgage loan programs and loosen mortgage loan requirements.  Look for lenders to again have money and start looking to actually make loans again. All of this coupled with extremely low home prices and large inventories could create home purchase opportuites like we have never seen before.  Stay tuned!

Community Real Estate Update-Eugene and Springfield 10/8/08

Good Monday Morning!

Our first Winter like storm dappened the area over the weekend.  Don't worry, there is more sunshine on it's way!

Don't look for any immediate change as a result of the bail out bill passed by Congress last week.  Only history will tell us what we just bought for 700 billion dollars.  We can only hope that the most immediate result will be in the way of some improved consumer confidence.  Also, look for the Fed to lower rates when they meet this month.  The combination of some lowering mortgage interest rates and some changes in lending practices could ease the mortgage crisis a bit.

In the months ahead look fo a continuation of soft home prices and the probability of lower mortgage interest rates.  The next six months could offer the very best climate we have ever seen for home purchases in this country. Don't sit back and wait while this one passes you by.

Eugene and Springfield Real Estate Update 9/22/08

Good Monday Morning!

A little Fall weather hit us over the weekend and Just in time to help stop the forest fires and settle the dust!

These shaky economic times have certainly had an effect on our local housing market.  The August statistics are in and they continue to point toward a worsening market here in the Eugene and Springfield area.  Closed home sales in August were off by 28.7% over August of 2007.  There were 318 closed sales in comparison to 446 for August of 2007. There was 8.1 months of active home inventory for sale, this was better than July which had 8.8 months, but down from August of 2007 where there was 5.1 months of inventory.  The average time it took a home to sell in August was 105 days and this compares to 66 days in August of 2007.  The median home price declined again and was at $216,000 in comparison to $234,000 for 2007.

The bright spot is that mortgage interest rates continue to drop and the market is by far the best market that I have ever seen for buyers.  Real Estate investors should be taking action now as home prices are low, inventory is high, interest rates are low and rents are very high.  What more could an investor ask for?

Good Monday Morning!

What a gorgeous weekend it was and the weatherman says lots more of the same is on it's way.

The recent bail out of lending giants Fannie Mae and Freddie Mac indicate the continued crisis within the nations mortgage industry.  Several other large national mortgage lenders are in deep trouble and others are just getting out of the lending business.  The crisis within the home mortgage industry stands as one of the largest stumbling blocks for a recovery for the housing market.  Mortgage loan programs can be hard to find at thsi time, especially for first time home buyers.
