Should You Remodel Or Sell

With many homeowners still in a position of having either no equity or little equity in their home a frequent question is whether to remodel or to sell and purchase another home.  When trying to come up with the best answer for this it really takes some research on the part of the homeowner.  Remodels can be very expensive and many times the homeowner will not see a return on their remodel investment.  The best way to approach this question is to first get a solid idea of what your home is worth on the market today.  Then you should come up with a solid idea as to what a new home might cost you right now.  Once you have done this then get bids for the cost of doing improvements to your existing home.  You will also want to get an idea of what your existing homes value will be following the remodel.  Now that you have this information you can come up with an idea as to which avenue is going to be the best financial decision.  Sometimes the remodel makes great sense, but I also see many people get buried with an expensive remodel that they will never recapture their money on.

Each Fall and Winter I see the inventory of homes for sale in the Eugene and Springfield market areas hit their lowest levels.  This year is no exception and as we enter into Winter we are experiencing the lowest inventory of available homes that we have seen in years.  Typically, I encourage sellers to keep their homes on the market throughout this time period because the chances of selling increase dramatically with the lower competition levels.  

This year if you are thinking about selling your home I would advise you to get your home on the market now.  Not only are we experiencing low home inventories, but historic low mortgage interest rates have buyers out there ready to buy.  The truth is that for the first time in years we are seeing multiple offers and we have buyers that we actually can't find homes for.  Why not put your home on the market during a time when you actually have the best opportunity to sell.  The odds are that your home will sell faster and for more money than if you wait for Spring.

With the uncertainties of the fiscal cliff and the economy that could send mortgage interests rates spiraling higher, it makes sense to take action now.

October 2012 Numbers are in!

The statistics are in for October home sales in the Eugene and Springfield market areas.  It appears that October was yet another month of positive numbers for home sales.  Pending sales for October were up 26.4% over September of this year and were up 12.3%  over October of 2011.

Homes sales in October dropped very slightly from September, but were up 19.2% over October of 2011.

New listings hitting the market were down slightly from September and also from October of last year.  

There is currently 5.5 months of active home inventory.  This number is down substantially from the 7.6 months of inventory that was on the market in October of 2011.  

October's average sales price was at $202,500.  This is in comparison with the $197,000 for October of 2011.

The average time that it took for a home to sell in October was at 119 days.  This compares to 130 days for the same time period in October of 2011.  

With record low mortgage interest rates this current trend may continue for a while.  If the overall economy would improve and mortgage interest rates were to continue, the Real Estate market would most likely continue this upward trend. Time will tell, but for right now the news is  great for the Eugene and Springfield Real Estate market.

Is November a good month to list your home?

The inventory of homes listed for sale in the Eugene and Springfield area continues to decline.  Part of this decline is due to seasonal trends.  Each year the inventory of available homes for sale hits the lowest points from November through March.  This year with the existing low housing inventories in combination with seasonal trends, the availability of homes for sale in the Eugene and Springfield area could reach some very low levels.  This also means fewer homes for sale for the many buyers currently looking.  With home prices at low levels due to the downturn in the housing market over the past five years and historic low interest rates home buyers are out there in large numbers right now. The combination of low housing invetories and large numbers of available home buyers has created a seller market. This means more demand, fewer days on the market and potentially higher sales prices.

The common thought has been that it is best to wait until Spring and Summer to place your home on the market for sale.  This can often times mean putting your home on the market when housing inventories are increasing and even peaking.  This would mean more competition and potentially longer times on the market and a lower sales price.  

My suggestion for anyone considering the sale of their home would be to get your home on the market soon and don't wait for the Spring and Summer time periods.  Less competition due to low inventories and existing low mortgage interest rates are creating a strong sellers market right now.

Opportunities for First Time Home Buyers

Nothing like some Summer weather in November.  This is a nice experience for the Eugene and Springfield area.  Enjoy it while it is here!

Locally and nationally the first time homebuyer market continues to be the most active part of the Real Estate market.  Homes that are in price ranges that are attractive to first time buyers and that can qualify for the most common types of financing used by first time buyers are clearly the easiest to sell in just about any area.  Both the great affordability of homes at this time and the record setting low mortgage interest rates are driving this market.  A sustained period of heavy demand for homes that qulaify as first time buyer homes will eventually fuel price increases.  If you are a first time buyer and you are sitting on the fence, don't wait.  Opportunities such as we are seeing today don't last forever.

Monday Morning Coffee

Good Monday Morning!

It appears that on the national front, homes sales took a slight dip in the month of September.  At the same time that homes sales slipped, the average sales price continued to trend upwards.  The inventory of available homes also is continuing to decrease in many of the major national home market areas.  Another interesting fact is that short sales continue to be strong in many market areas and that short sales averaged 13% lower in sales price than conventional sales.

Here in the Eugene and Springfield home market home sales were up and the average sale price was up as well.  As with the national market, the inventory of homes for sale is down. Much of the decrease in inventory could be seasonal.

With the election only a few days away it will be interesting to see how the housing market responds after the election. Consumer confidence certainly continues to be an issue, so any results from this election that boost consumer confidence will certainly have an impact on the housing market both nationally and locally. Consumer confidence that the economy will improve soon will have a huge impact on housing.

Don't forget to vote "YES" on Measure 79 in Oregon.  A "YES" vote stops the state's ability to exercise a Real Estate transfer tax.  The last thing we need in this economy is another tax that will effect the housing market and homeowners.

The Numbers Are In for September 2012

Good Monday Morning!

The numbers are in for Real Estate sales activity in the Eugene and Springfield market area for the month of September 2012.  It appears that the trend of improved homes sales and lower inventories of homes continues.  As you will see, the average sales price is also inching upward.

Homes sales for September 2012 were 17.4% higher than for September of 2011.  This was 303 sales vs 258.  Pending sales were also up for the same period by 9.8%.  New home listings declined in September 2012 in comparison to September 2011 by 7.9%.  The number of months of active inventory of homes for sale stands at 5.7 months.  This means that the Eugene and Springfield Real Estate market continues to favor sellers.  Remember that 6 months of inventory is the dividing point between a buyers and sellers market.  The average sales price is also up and sits at $213,600 in comparison to $208,300 for September of 2011.

Measure 79 on the Oregon ballot

Good Monday Morning!

If you have not already researched Measure 79 on the Oregon ballot, it would be a good idea to do so.  http://www.yesonmeasure79.com/issue.html.  This measure stops the State of Oregon from being able to assess a Real Estate transfer tax on home sales.  A transfer tax is a tax imposed upon homeowners and is assessed at the time of sale.  It is typically calculated as a percentage of the sales price.  Be careful on this one.  A vote in opposition is actually a "YES" vote on the ballot.
