The Benefits of Home Shopping in Winter

As we approach the Holidays, many people are focused on other things besides buying and selling homes.  This can certainly work in your favor if you are a home buyer.  The following is an article from "realtor.org" that will gives you some reasons why you should think about getting serious with your home shopping in December.

Many home shoppers don’t think about purchasing a house during the holiday months—many even put their home search on hold. But Desare Kohn-Laski, broker-owner of Skye Louis Realty in Coconut Creek, Fla., offers some points to pass on to your clients, letting them know this is one of the best times of the year to shop for a house.

Less Competition, Better Prices. 

Let your clients know that the holiday months work in their favor. “Instead of competing with hungry buyers, eager to move in before the school year begins, the dip in demand actually drives prices down, and can create a mini buyers’ market,” Kohn-Laski says. In her experience, buyers often fare better in the negotiation process during the winter months.

More Time to (Home) Shop. 

Time off around the holidays gives many buyers the opportunity to do some careful house hunting. Instead of giving up an entire weekend to open houses and showings, buyers can more leisurely tour homes during the week, Kohn-Laski suggests.

Tax Benefits.

We still don’t know how the House and Senate tax reform bills will shake out in conference committee; however, if your clients purchase in 2017, they can still deduct property taxes, mortgage interest, and other costs. Learn more about how you can influence tax reform.

Move-In Ready Weather. 

For a large part of the country, winter is a favorable season to move. The heavy lifting of furniture and home improvement projects are easier to perform without the heat of the summer months, Kohn-Laski says.

“There are numerous benefits and added perks to buying a house during the holiday season that make December arguably the best time to buy,” Kohn-Laski says.

Buyers market continues in the Eugene and Springfield area

Good Monday Morning!

The statistics are in for December of 2009 homes sales in the Eugene and Springfield area and also for the entire year of 2009.  Looking at both December numbers and numbers for the years there was not any huge swings in the market.  The one notable item though is that the overall trend remains as a declining housing market for this area.  For December 2009 closed sales were up though and by a gain of 38.4% over December of 2008.  Pending sales also saw an increase and were up by 24% over December 2008.  New listings also saw an increase and were up by 26.9%.  The average number of days it took for a home to sell in December was 118 days. The inventory of homes for sale hit 7.1 months, which remains clearly in the category of a buyers market.  Remember 6 months of inventory is even betwen a buyers and sellers market, less is a sellers market and more is a buyers market.

For the year of 2009 closed sales were off by 1.3% from 2008 and pending sales were off by 3.3%%.

The market remains extremely divided as the majority of home sales continue to fall in the price ranges of below $250,000. The market above $400,000 is extremely tough and almost non-existent above $500,000. Don't look for any radical change with any of these trends in the next 12 to 18 months.

Monday Morning Real Estate Update 2/5/07

Good Monday Morning!

The Sunny weather just keeps coming!  You have to love that!

The home sales statistics are now in for December of 2006.  Not only was the number of new homes hitting the market down from December of 2005, but the number of homes sold went from 345 to 281,which is an 18.6% decrease.  This is a sharp decrease in homes sales.  The average time it took a home to sell increased from 45 days in December of 2005 to 68 days in December of 2006.  Again, the average sales price actually went up as sales slumped.  The average sales price for December of 2005 was $233,200 and for December of 2006 it had increased to $267,300.
