National Home Sales Tick Up!

Good Monday Morning!

Finally, some good news from the National Association of Realtors.  Nationally, home sales were up 3.7 percent for the month of April.  This is extremely good news because of the fact that homes sales had been on a long term skid downwards.  NAR is not predicting a 5% to 10% increase in homes sales nationally this year.  

The Real Estate market both nationally and locally can be affected by consumer confidence.  Anytime positive information comes about it has a significant impact in this market.  Many times good news brings about even more good news.

Real Estate sales in the Eugene and Springfield area continue to slump.  January saw 160 closed Real estate transactions in Lane County and February saw 161 closed sales.  This is an extremely low number in comparison to a normal market.  Just think, there are over 700 Real Estate Agents in the Eugene and Springfield area.  This low number of home sales is putting much more pressure on home prices, so as a result look for home values to continue their decline.

New Home Construction Hits Low

One of the largest changes we see in the Eugene and Springfield area and for the most part across the country is the lack of new home construction.  Just a few short years ago new home were springing up everywhere in this area throughout most of the country.  Now it is an unusual site to see a home under construction. The home building industry nationally remains in the doldrums with little change in site.  The high cost of new construction in comparison to existing home costs, the competition of the foreclosure and short sale homes and difficulty in finding financing have taken their toll on the building industry.  Also, overbuilding in some areas has had an enormous impact.

Many economists feel that there will not be a true rebound in our national economy until the home building industry is healthy again.  There are just so many other industries that spin off from home building.  Needless to say, there is also a home deficit beginning to take place in many areas from the lack of homes being produced for a number of years now.  

The first sign of a return to a healthy Real Estate market will be the appearance of new homes under construction again. As existing home inventories reduce over the next few years and pent up demand picks up steam, this familiar scene will once again be present.

What's In Store For the 2011 Housing Market?

Happy New Year!  It's hard to believe that 2011 is less than a week away.

What is in store for the national housing market for 2011?  Is it just more of the same or will we see a rebound?  Well, the experts at the National Association of Realtors think it's a combination of both.

According to the NAR experts look for a dismal December 2010 followed by 3 quarters of continued home value declines across the nation in all housing markets.  Some markets will certainly be hIt much harder than others.  The decline in sales and home values should be less severe than what most of us witnessed in 2010.  NAR also predicts that by the 4th quarter of 2011 the pent up demand for housing will begin turning the market around and that sales will begin to increase and stabilize pricing.  This prediction comes from the fact that the nations population has grown by almost 10 million since the beginning of the housing market slowdown and this has created a significant pent up demand for housing in many markets.  

Locally, our Eugene and Springfield area market will almost certainly follow the national trend. Whether our market sees any kind of rebound in 2011 may depend more on the local economy than on population growth.  Any way you look at it, 2011 will be full of surprises as the Federal government tries to turn the housing market around with a variety of tactics.  Let's just hope that whatever they do next year has better success than the past.

University of Oregon

Founded in 1876, the University of Oregon began with just one building (Deady Hall), 155 students, and five faculty members. The university is now the second oldest and second largest public research institution in the state of Oregon, and is the state’s sole member of the elite Association of American Universities, a group of 60 top research universities across North America.

Located in lush Eugene, the campus is in a perfect spot between the Pacific Ocean and the Cascade Mountains which provides a wide variety of activities for the diverse population at the University of Oregon. Eugene offers all the benefits of a small city, but with easy access to all types of outdoor entertainment.

The university is divided up into eight schools and colleges including the School of Architecture and Allied Arts, College of Arts and Sciences, Charles H. Lundquist College of Business, College of Education, Robert D. Clark Honors College, School of Journalism and Communication, School of Law, and the School of Music and Dance. The most popular majors on campus are business administration, psychology, journalism, and political science.

Students at the University of Oregon are very involved both on campus and in the community. There are more than 250 student clubs on campus ranging from swing dancing to marketing. With two museums located directly on campus and several others around Eugene, arts and culture play a major role in student life. One major example is the School of Music’s internationally known Oregon Bach Festival, a choral/orchestral festival the Wall Street Journal has called “one of the world’s leading music festivals.” The Bach Festival’s long list of plaudits includes a Grammy award won in 2001.

Also important to University of Oregon students are its athletic teams; in the 2010 football season, the Ducks made it all the way to the National Championship game only to take home second place. Along with its accomplished football team, the University of Oregon boasts the nation’s most famous track and field venue, Hayward Field, which is the home of its outstanding men’s and women’s track and field teams. The U of O also offers men’s and women’s basketball, cross country, golf and tennis teams, plus men’s baseball, and women’s softball, soccer, lacrosse, volleyball, and acrobatics & tumbling.

Today, more than 23,000 students from all 50 states, the District of Columbia, three U.S. territories, and 85 countries call the University of Oregon home.

A Great Market For Move Up Buyers

Christmas and New Year has passed and now we are back to the normal, only in the year of 2011. The economic experts continue to feel that 2011 for the most part will be a repeat of 2010 for the housing industry.  With this will come some hardship, but also a great deal of opportunity.

For move up home buyers, those buyers who want to upgrade their residence, there will be plenty of good opportunity.  Yes, the value of the move up buyers home is less than it was a few years ago, but the value of the homes they are looking to move up to have decreased as well.  In fact with most cases the move up home will have lost more value than the home that is being sold. This is just one of the reasons why this market is excellent for move up buyers.  Other considerations are historic low mortgage interest rates and availability of homes to purchase.  So, if you are considering an upgrade to a larger, newer or more prestigious neighborhood, then don't wait.  There may never be another opportunity as good as this one for move up home buyers. The one thing that any of us who watch the Real Estate market can tell you is that in Real Estate things don't stay the same for long.

It has certainly become the age of the Smartphone.  A recent national survey indicates that the use of Smartphone's has increased dramatically over the past several years and that all indications are the this trend will continue and even pick up steam.  Both personal and business Smartphone use is skyrocketing.  As this takes place  providers of Smartphone"s are scurrying to secure market share. Along with this thousands of business's are also working hard to develop apps for their services and products that can be used on the Smartphone devices.  This is a billion dollar industry that really is in it's infancy.  Not to be left out, the Real Estate industry is joining in with a variety of apps offered by many company's that help consumers locate homes for sale and receive helpful information for both home buyers and sellers.  There are many great apps available today and look for many more in the days ahead.

Good Monday Morning!

As most of you know my weekly e-mail typically is about the local Real Estate market.  My message today is about a subject that is very close to home for many of us.  It is about TEXTING WHILE DRIVING.  I have 3 children who all have cell phones and over the years I have watched as their primary source of communication among each other and friends has converted to texting.  In fact I would say that a couple of my kids and many of their friends are what I would call text addicts. Constant text communication has become a way of life with most young people in this country and now even with many adults.  The following video is one that each one of you should watch and then watch it again with your kids.  Even if your child does not text, they may ride in a car with someone who does.  Pass this video on.  It may save many lives.

Has The Recession Really Ever Ended?

Good Monday Morning!

Nothing like a touch of Spring to get everyone out and about.  The gorgeous weather we have enjoyed recently has certainly had the bike and walking paths full of people out soaking up the great Eugene environment. It looks like lots more of the same to come!

Has the recession really ever ended?  If you look at what is taking place in home sales, this might be questionable.  And if it did end, things are shaping up for a double dip in home prices.  Recent numbers show that nationally we are seeing home prices decline again.  Predictions by most economists are that this trend may stretch through the 3d quarter of 2011 or even longer.

This is great news for home buyers, but if you are selling a home or thinking about selling a home this is a warning sign.  Clearly for home sellers who are on the market, it's time for you to do what it takes to get your home sold (adjust your price).  For those not on the market who need to sell a home, don't procrastinate.  Every day that passes, your home is worth less money.  Don't even think about waiting until Spring flowers bloom to get your home on the market.  Waiting could be costly.
