Monday Morning Coffee

Good Monday Morning!

It looks like Indian Summer is taking hold this week in the Eugene and Springfield area.  This is one of the greatest rewards of living here.

The statistics are in for home sales in the Eugene and Springfield market area for the month of September.  Closed sales were up by 9.3% over September of 2010, while pending sales were down by 3.7% for the same time period.  New listings declined over September of 2010 by 18.7%.  Comparing September of this year to August of this year, closed sales fell 5.5% and pending sales dropped by 30.1%.  New listing were also off by 22%.  There is currently 7.7 months of home inventory on the market, which is 2.7 months less than September of 2010.  The average sales price is $208,300, which is down by over $10,000 from September of 2010.  The average time it took a home to sell was 132 days.

As you can see we have had several months of declining home inventory.  This means that for anyone trying to sell a home the competition level is declining.  My strong suggestion is that if you have a home that you are going to sell, get it on the market now and take advantage of this lower level of competition.  Chances are that it will be short lived.  Forget about the waiting until Spring notion. Inventories of homes for sale will be higher and prices will be lower.

Foreclosures in Lane County

Good Monday Morning!

Recently, the number of homes going through foreclosure in the Lane County area shot through the roof.  There were over 300 foreclosure properties that went to auction within one week last month.  This is well above the number that we had been seeing on a monthly basis.  What this means is that in the near future we are going to see the number of bank owned properties on the market for sale skyrocket.  This will put pressure on inventories, home prices and most likely make it harder for non-forclosure properties to sell.  The positive side of this is that there will be some very good purchase opportunities out there on many of these properties once they hit the market.

Lone Pine Farms: Halloween Fun

Lone Pine Farms logoLone Pine Farms, located on River Road between Eugene and Junction City, Oregon is a Lane County destination for family-friendly fun in the country.  This beautiful market-place for fresh fruits, vegetables and flowers has been in operation since 1985, and continues to provide quality local produce and weekend entertainment for the whole family.

Lone Pine Farms boasts plenty of attractions, including a country cow train ride, a mining sluice and a goat walk just to name a few. The site is most famous for its annual corn maze, which features a whopping 10 acres of loops, dead ends and good clean fun. Every weekend night in October, the maze becomes "haunted", as ghouls, goblins and ghosts hide around every corner and bend. Navigating the maze has never been spookier or more challenging than it is as Halloween approaches.

Kids are sure to love the spooks and scares that come with the haunted maze, but they will also find plenty to enjoy with the Pumpkin Patch Express during the fall months. Visitors can reach the patch by a horse-drawn buggy or by a tractor-drawn one, but either way, the shapes and vibrant colors of the pumpkins are sure to excite the children. While parents browse some of the finest local-grown corn and berries around, kids can also check out the playground and the petting barn, where they will have the rare opportunity to get up-close with the goats.

Oregon Ducks Football - The pride of Eugene, Oregon

Autzen Stadium - Eugene, OregonSince 1894, the University of Oregon’s football program has been wowing fans, while providing plenty of life-long memories for Oregon Ducks supporters. Today, the high-flying Ducks are one of the fastest and most talented teams in college football, as they continually put up winning seasons and make prestigious bowl appearances. Their biggest achievement came last season, as the Ducks won all of their regular season games (12-0) and made their first ever appearance in the BCS National Championship Game. Although the game was lost in the final seconds to Auburn by a score of 22-19, the Ducks still were able to inspire a national audience by displaying their tenacity, resilience and heart.

This year the Ducks look to recreate the success of the past against a slew of tough foes in the Pacific-12 Conference. Oregon got off to a rough start, losing its season opener against LSU 40-27, but bounced back with a 69-20 win over Nevada. With 11 regular season games left, there is still plenty of time to make a run at another conference championship and bowl bid.

LaMichael James, one of the notable stars and leaders of this year’s squad, is coming off an incredible 2010 campaign. Last year, he rushed for nearly 1,700 yards and scored 22 touchdowns, winning the Doak Walker Award as the nation’s best running back and finishing third in voting for the Heisman Trophy. Autzen Stadium, located in Eugene, Oregon, and its almost 60,000 Ducks fans were roaring on September 10th as Oregon hosted its first home game of the season. Autzen, one of the loudest and most exciting places to watch a college football game, may make it hard for fans to hear their friends next to them, but they will be able to hear plenty of unified GO DUCKS chants from the faithful in yellow and green.

Will National Housing Market Conditions Improve?

It looks like we will finally be getting some relief from the smoke and haze that has lingered around the Eugene and Springfield area from the nearby forest fires.  Marine air coming in will give us some much needed fresh air early this week.

Are conditions with the national housing market going to improve?  This is a question that I am asked all too frequently.  The answer really is complicated as the national housing market woes stem from many different sources.  Any major improvement in the housing market will come as a result of new jobs being created.  Until this happens don't look for any major shifts.  The other factor that is currently having a very negative effect on national housing is consumer confidence.  Until the confidence of buyers returns the housing market will remain in limbo and could even decline further.  It's a double edge sword, because the economy needs the housing industry to pick up steam for job creation and the housing industry needs jobs and consumer confidence to improve so that people will begin purchasing homes again.  Time will tell.

Fall Celebration Run - Eugene, Oregon

Fall Celebration Run

Fall Celebration RunThere’s no better way to celebrate the coming of fall than at the Fall Celebration Run. The Oregon Track Club Masters are hosting the 2011 edition of the event, which will be held Sunday, September 25th at 9:00 a.m. near Pre’s Trail in Eugene, Oregon. The event, featuring an 8k run, 5k run and 5k walk, will start near the parking area of Alton Baker Park. Racers will run through trails on both sides of the Willamette River and will enjoy beautiful views of wildlife and the park, along with a great workout. Entry fees are $15 for Masters members and $20 for non-members. Runners can register online at http://www.runnerspace.com/CelebrationRun, in person at the Eugene Running Company or by mailing in an entry form. Participants can also register the day of the race, but it will cost them an extra $5.

Changes to this year’s event can be seen in its awards. This year’s Fall Celebration Run will hand out awards based on age-graded results, giving everyone a chance to take home a ribbon or trophy. There will also be a non-competitive run, which will take place at 9:45 a.m. for children 12 and under. All kids in the fun run will receive a ribbon just for participating, so bring the entire family and have a wonderful day of fun in the great outdoors!

Freddie Mac survey

Freddie Mac released the results of its Primary Mortgage Market Survey (PMMS) today. The study showed that mortgage rates moved higher from the previous week's record lows as Treasury bond yields also moved higher and other housing data showed some signs of improvement. However, the 5-year ARM did decline to 3.07 percent thereby setting a new all-time record low.

Mortgage rates have been following this trend of up slightly, down slightly for months.  Don't look for any large changes soon as the Fed has committed to keeping rates low for near future anyway.  

The affordability factor for a home purchase is going to remain fantastic as home prices continue to trend downwards in the Eugene and Springfield market and mortgage interest rates remain at or near historic low levels.

Statistics in for July Home Sales

Good Monday Morning!

The statistics are in for July home sales and it shows little change with the Real Estate market in the Eugene and Springfield area.  For July of 2011 closed sales were actually up by 15% from July of 2010, but down by 14.8% from June of 2011.  Pending sales were also up from July of last year by 7.9%, but were also off from June of this year by 9.4%.  If you compare the time period of January through July of 2011 to that same time period in 2010 closed sales dropped by9.3%. There was 8.6 months of active home inventory on the market in July of this year and that is in comparison to 7 months for the month of June.  The average time it took for a home to sell in July was 128 days.

If we compare the Eugene and Springfield market to the national market it is holding very close to national trends.  Most economists are predicting another year or more of this same kind of market and a potential for market declines to last for up to two more years.  Time will tell.  The good news is that there are some great purchase opportunities in this market and mortgage interest rates continue to decline. We are in an extraordinary buyers market!

Real Estate Update

Without a doubt the home market here in the Eugene and Springfield area just continues to improve for those who wish to upgrade or move to a more expensive or larger home.  With home prices continuing to decline the percentage of decrease in value typically is higher with more expensive homes.  This means that if you are a move up buyer, you will typically have lost less on the value of your home than the one you are purchasing.  It makes sense that if you are wanting to upgrade that you strongly consider making your move now.  As our local Real Estate market changes and begins to level off and home prices even begin to rise again, you will be very happy that you made this move when you did.  To add to the attractiveness of taking this action now is the fact that mortgage interest rates remain at historic low levels.  This makes for a move up potential that you may never see again.
