Monday Morning Real Estate Update 7/30/07

Good Monday Morning!

It looks like a gorgeous week of Summer weather ahead of us! 

As the national Real Estate market continues to wind down, the market here in the Eugene and Springfield area also continues to cool.  At this time, the pace of our slow down does not seem to be as strong as many parts of the country. Inventories of homes for sale and average days on the market in our market continue to be less than many major U.S. Real Estate market areas.  What happens between now and Fall should give us an idea as to where our market will be heading for the next six months.  The opportunity here for home buyers has not been better for years, yet few are taking advantage of the lower home prices, the attractive mortgage interest rates and excellent home inventories.

Monday Morning Real Estate Update

Good Monday Morning?

The Real Estate market statistics are in for the month of June.  Home prices continue to increase with the median home sales price hitting $243,300.  This is up from June of last year when the median home sales price was at $235,000.  The inventory of homes on the market for sale continues to rise to that of 4.6 months.  This compares to 3.1 months of inventory for June of last year.  This number reflects the number of months it would take to exhaust the current inventory of homes for sale at the current sales rate.  When this number is below 6 months it is considered a sellers market.  When the number is greater than 6 months of inventory it is considered a buyers market. The average number of days it took a home to sell in June was 61 days.  This compares to 48 days in June of 2006. 

We have a sustaining home market right now, which is far better than what most of the country is experiencing.

The great Summer weather just keeps coming our way.  It has been perfect.  There just is no better place to live than Eugene or Springfield, Oregon.

Troubles with the mortgage industry continue to make home purchases more difficult.  The hardest hit groups are the first time home buyers and the upper end home buyers.  Programs for 100% financing are now very limited and will be difficult for some time.  Rates have jumped on jumbo loans, making it less attractive for upper end home purchases.  These problems with mortgage loans are not going to help an already poor national housing market.

It looks like a Summer heat wave is upon us.  Stay cool this week!

Moderate activity continues to be the word for our local Real Estate market.  This is good because the culprit for the slower market nationally is home afford-ability.  With a moderate market, we are seeing slower growth in home values, which will help us sustain a decent market here in the Eugene and Springfield area.  This does mean that if you are thinking of purchasing a home there may never be a better time than right now.

Monday Morning Real Estate Update 7/16/07

Good Monday Morning!

Mortgage interest rates continue to hold fairly steady.  This is good news for the many home buyers out there looking to purchase right now.  It seems like the question that I get asked most often these days is, " what is going on with rates" ?  Well, I wish I had a crystal ball.  The good news is that rates continue to be well below the ten year average.  This coupled with a high inventory of homes for sale and softer pricing makes our current market one of the best opportunities to purchase a home that we have seen in many years.  The reality is that the market for home buyers is more favorable now than it was in the heated market of 18 months ago.

Happy FOURTH OF JULY week!!!!!!!!

Home sales are remaining steady here in the Eugene and Springfield area.  The largest change over the past 30 days has been the huge increase in the number of homes for sale.  The high inventory of homes for sale should peak sometime in July.  This is good news for those buyers who are actively looking to purchase right now.  Prices are softer due to high competition and there is a large selection of homes for sale.  The news is not so good for those who are trying to sell due to high competition levels.. 

The national Real Estate market continues to slump with homes sales continuing to decline and new housing starts continue to be very soft.  The Eugene and Springfield Real Estate market continues to be one of the best in the country.

Monday Morning Real Estate Update 6/28/07

Good Monday Morning!

I was great weekend in the Eugene and Springfield area.  Not to hot!  Not too cool! Perfect for Fathers Day!

Nationally the troubled housing market continues to show signs of weakness.  New permits for housing starts hit a 17 year low last month.  This adds validity to the fact that existing new homes just are not moving.  At the same time mortgage interest rates have continued to creep even higher.  If this trend continues look for the overall national market to continue it's downward trend.

Locally, our market continues to hold on.  Watch mortgage interest rates.  The direction of these rates Will determine where our local market heads in the near future.

Monday Morning Real Estate Update 6/25/07

Good Monday Morning!

Congratulations to the Oregon State Beaver college baseball team!!  Wow, two consecutive National Championships!!!

If you are considering selling your home this Summer, you will need to have patience.  Yes, the inventory of homes for sale continues to climb as well as the average number of days it takes to sell a home.  Average days on the market for a home to sell is now 82 days.  If you are a home buyer this is good news as there are certainly more homes to look at right now.  Mortgage interest rates have ticked upward, but are still well below the ten year average.  Softer home prices will more than make up for the slight interest rate increases.  Look for this favorable buyers market to extend through years end.

Monday Morning Real Estate Update 6/12/07

Good Monday Morning!

I was a typical Oregon late Spring weekend.  Don't worry Summer never really arrives here until after July 4.

The statistics show that the Eugene and Springfield area continues to enjoy one of the better housing markets in the country.  The question is, how long will this continue?  Mortgage interest rates have nosed up to just over 6%,  which could slow things down some.  This area also seems to always lag  behind the rest of the nation, so it is really unclear as to whether this is the case or whether we just have a better economy that other parts of the nation.  Time will tell.  One thing that is a certain here is that if you do plan on selling your home you must price your home competitively.  Our market is better than most, but not good enough to not be realistic.
