Market Update - Foreclosed Homes

Good Monday Morning!

If you think that the number of foreclosed homes we are seeing is going away soon, think again.  The truth is that not only is there a shadow inventory of foreclosed homes that has not hit the market yet, but foreclosure rates remain fairly high both locally and nationally.  The one thing that might change soon is that we may be seeing a larger number of short sales than forclosures.  In March the number of short sales exceeded the number of foreclosures nationwide for the first time.  This is due to the fact that the banks are now much more eager to deal with a short sale that a foreclosure.  This is wise on the part of the banks and certainly better news for distressed home owners.

If you or anyone you know is having trouble making their house payment, facing foreclosure or just confused as to what their options might be.  Please, have them contact me. There are some great alternatives that distressed home owners should explore.  I deal with a large number of home owners who are having problems and I can give them some good advice that will help them make the best decision.

The Housing Affordability Index (NAR) Says...

Good Monday Morning!

Wow!  What a weekend for the Eugene and Springfield area.  That was a welcome taste of Summer!

The housing affordability index as reported by NAR is currently at it's highest point since 1970 when records began.  This situation is the result of the long decline in home values nationally and the continuation of historic low mortgage interest rates.  The only thing holding back a huge surge in the national housing market is job creation.  In areas of the country where the jobless rate declines there may be a large increase in home sales.  NAR goes on to predict that the home affordability index will remain high for no less than most of 2012.  

This index indicates that right now is possibly the best time to purchase a home in the history of this country and that many great opportunities are still out there for home buyers.

Market Update for April

Good Monday Morning!

It was a wonderful Western Oregon Spring weekend and it was well deserved.  

The statistics are in for the March 2012 Real Estate market in the Eugene and Springfield area.  March showed a continuation of an improving Real Estate market here.  New listings were dowm 16.1% from March of 2011, but were up 6% from February of 2012. Pending home sales were up 11.5% from March of last year and also up 7.1% from this February. Closed home sales were also up 9.3% from March of 2011 and were up a whopping 42.5% from February of 2012.  The inventory of homes listed for sale continues it's decline and now stands at 6.3 months.  This is much improved from the 8.6 months of inventory in March of 2011 and the 8.8 months of inventory in February of this year.  Remember that 6 months of inventory is the dividing point between a buyers and sellers market.

The majority of the sales activity was in the the $200,000 and below price range. Price ranges above this are still experiencing a pretty sluggish market.  

The average sales price has also gone up slightly and is now at $195,300 in comparison to $193,500 in March of 2011.

The next several months may be interesting as we expect to begin seeing a higher number of foreclosed homes hit the market as banks begin to dump their shadow inventory.

The Real Estate Market is Heating Up

Both nationally and locally it looks like the Real Estate market is heating up. All of the fire however is in the price ranges that are either available to first time buyers or investors.  This is certainly the situation here in the Eugene and Springfield market area.  Homes under $150,000 that are in good areas and cash flow as rentals are moving quickly.  Multiple offers are even taking place on many of these homes, especially those under $100,000.  It is my observation that at this time, homes that fit into these categories are no longer subject to a buyers market. This fact is proven by the fact that inventories of homes in the under $125,000 price range are well under 6 months.  6 months of inventory is the division between a sellers and buyer market.  Over six months and it is a buyers market, under it is a sellers market.  Don't look for this trend to change at any time soon.  Investors who are late to jump in, just may have missed the best part this market.

What to look for in a Buyers Agent

Today more than ever it is very important to make sure that you are represented by a Buyers Agent when purchasing a home. The truth is that all agents are not created equal and you will want to make sure that you are represented by an agent who is a professional with a strong track record.  Your Buyers Agent needs to know the market that you are interested in very well.  They need to know both the available inventory of homes for sale and at what prices homes are selling at.  Your Buyers agent will also need to be knowledgeable about home financing options, have a list of reputable inspectors and repair professionals and be a strong and solid negotiator.  I strongly suggest that before you commit to working with a Real Estate agent that you meet them at their office and interview them.  Meeting them in their professional environement will tell you a great deal.  Don't be afraid to ask questions and also ask for a list of references.  Once you have selected an agent you will want to work solely with that one agent.  Most Buyers Agents will ask you to sign a Buyer Broker contract.  Choosing the right agent will insure that you purchase the right home at the right price and don't have problems along the way.

Real Estate Market Update

Good Monday Morning!

The Real Estate market never rests.  Nationally, home sales were down in February after several months of improvement.  Locally, we will wait for another week or so to see what the trend looks like.  My guess is that our local market has also slowed some.  The inventory of homes for sale is beginning to build again after reaching a low of 6.4 months of inventory in January of this year.  I don't think there is any question that we have a ways to go before we see any long periods of steady improvement in the housing market both locally and nationally. 

If you are considering the sale of your home and you think that you just might wait this out, think again.  It will most likely be 7 to 8 years before your home reaches back to the price point it is at today and maybe 15 to 20 years before we see home prices reach where they were at the peak of the market several years ago.  Make sure you consider this if you are thinking about selling your home soon.

What kind of homes should I be looking for?

One of the most common questions that I am asked is about foreclosure homes.  If I am in the market for a great deal on a home purchase should I only be looking at foreclosure homes?  The answer to this question is simple. No!  If you really want to take advantage of our current market you need to be looking at all homes that meet your needs, conventional listings, foreclosure listings and even short sales.  By doing this you will be able to not only have a great idea of what's out there but you will soon be able to tell what is a good buy and what is not.  Foreclosure homes are not always a great deal.  The truth is that in this market we find more great purchase opportunities with conventional listings than with the bank owned properties.  There are many good buys out there right now and many more coming in the months ahead.  For those buyers who are smart with their home search process and who have patience there will be some great opportunities.

The Real Estate Market in the Eugene and Springfield Area

We had a little taste of Spring over the weekend here in the Eugene and Springfield area.  Let's hope there is lots more on it's way soon.

The Real Estate market in the Eugene and Springfield area has improved some, but selling a home remains to be a tough situation for most sellers.  The good news is that we are selling homes, but the ones we are selling have several key factors going for them.  The most important factor that they have going for them is that they are priced right.  Over priced homes just sit and watch the market go by. Even homes that are slightly over priced don't sell in this market.  The second factor that will help any home sell in this market is condition.  Making sure that your home looks great will not only help it sell, but it will help you get top dollar for your home.  Doing paint touch up, dressing up landscaping, taking care of general repairs and even staging your home can make all of the difference in this market.

The reality is that the market here in our area will most likely continue to decline in value for another year or so.  When the housing market does hit bottom we will remain there for three to four years in a flat market before we begin a slow climb out.  It may be eight to ten years before we reach values where they sit today.  So unless you can wait this long to sell your home, it is best to price it right now and make sure that it shows well. The quicker it sells, the more money you will realize form your home sale.

Housing Market Update

Good Monday Morning!

January saw the housing market improve from a year ago in the Eugene and Springfield area by over 30%.  Nationally, we have watched as 3 out of the last 4 months have seen improvements in home sales.  Nationally, the numbers were up by 4.3% in January.  This is good news because typically home sales and improved construction of new homes will lead the way for any kind of economic recovery.  It is an interesting cycle because an improving economy fuels home sales and home sales fuel economic recovery. If we can see 3 to 4 more months of steady recovery in our local area it will be a great indication that employment numbers, etc. will start to improve soon.  I will keep you updated on what the local housing market is doing.

Statistics for January Home Sales

Good Monday Morning!

The statistics are in for January home sales in the Eugene and Springfield area.  January was an improved month for home sales if you compare it to January of 2011.  Just remember that January of 2011 was one of the worst months for home sales in recent years. Closed sales were up by 28.6% over January of 2011 and pending home sales were up by 12.2% comparing the same time periods. The interesting thing is that home sales were down by 13.9% in January 2012 compared to December of 2011.  January saw 198 homes sales and December had 230.  Pending sales actually increased in January 2012 over December of 2011, which is a good sign.  January had 249 pending sales compared to 228 in December.  There is currently 7.8 months of active home inventory and this is considerably less than the 12.4 months of inventory we had in January of 2011.  However, the 7.8 month of inventory in January is up from the 6.4 months of inventory we had in December of 2011.

All of this is good news because the market seems to be stabilizing somewhat at this time and not continuiing in free fall mode.  Time will tell as to where the market is actually heading.  I would say that the current market is very fragile and any bad economic news or mortgage interest rate increases could send it tumbling.  For now though there is a bit of hope that we are on the road to recovery.
