One of the most important things to consider when purchasing a home is to have the home you are purchasing inspected by a prefessional home inspector.  I always suggest both a pest and dry rot inpsection and a whole home inspection.  The pest and dry rot inspector will look for any areas of dry rot, water damage and pest infestation or damage. The whole home inspector will inspect all systems in the home including electrical, plumbing, roofing, heating and cooling, etc.  If the property you are purchasing is rural, then you will also want to have a well inspection and a septic inspection.  By having these inspections completed prior to purchase you will be able to identify any existing or potential problems and make sure that you are not purchasing a home that has serious issues.  I would also highly advise you to be with the inspector as they go through the home.  This way any problems can be clearly looked at by you. A few dollars invested up from can save you from potential major problems down the road.

Even in the improved Real Estate market that we are experiencing in the Eugene and Springfield area, the condition of a home has a direct effect on the price it sells for and how quickly it sells.  Homes that are price competitively and the owners have invested time and money into maintaining the homes are hot commodities for the most part right now.  If you are thinking about selling your home it is a good plan to go through the interior and de-clutter.  This means removing anything from each room in your home that is not essential. Removing furniture that is excessive or makes the room feel small is essential. A potential buyer will be much more attracted to your home if it is not filled to the max with furniture and personal belongings.  Touch up the paint or paint rooms that are drab or have not been painted in a while.  Touch up trim and baseboard paint and replace old fixtures with updated ones.  Clean your hardwood floors, carpets and windows.  A few weekends devoted to this will pay off in the long run.  Also, remember the outisde of your home.  Power wash walks, driveways and patios and paint or touch up the paint of your homes exterior.  Trim bushes and shrubs, spread bark dust or ground cover on all plant beds and make sure that your lawn is mowed and green.  The way your home looks from the outside will have a direct effect on how many people want to look inside.

Last but not least, make sure that your home is priced right.  Even in this market I see over priced homes sit while the ones priced competitively sell quickly. Make sure that you have a current market analysis on your home and talk with a top agent about how to price correctly. If you take these steps your home will sell quickly and at top dollar value.

Significant rate hikes are on the near horizon.

We knew the day would come when the Fed's apetite for bonds would dwindle and interest rates would begin the rise.  With last weeks announcement by Fed Chief Ben Bernanke that the Fed would stop buying bonds later this year, mortgage rates jumped the gun and increased.  My guess is this was just a gut reaction and that mortgage rates should not take any huge increases yet.  The message is clear though that significant rate hikes are on the near horizon. This means that if you are considering a refinance of your existing home or considering purchasing a home the time is now if you want to take advatage of the low interest rates.

Good Monday Morning!

The question that I am getting from almost everyone is, "How long will mortgage rates remain at their current low levels?"  My answer is always the same.  "Nobody knows for sure!"  Here is some insight though into what may be ahead.  Right now the government is purchasing around $80 billion dollars per month in bonds.  This rate of purchase is what is needed for the continuation of the current low interest rates. My thought is that rates are going to be somewhat volatile until the Fed meets on June 19.  With unemployment rising slightly there may not be any reduction of the bond purchase rate by the Feds when they meet.  If the Feds decide to reduce the bond purchase rate, then rates will jump as a result.  Long term, my thoughts are that most of the fluctuation is going to be minor for the next quarter or two as long as the economy remains flat.  A surge in employment could be the trigger for reducing bond purchase and the creation of higher mortgage interest rates.  My suggestion as always is that you know what you have today and it may not be here tomorrow.  If you want to take advatage of the low interest rates then don't delay.  If you are thinking about a home purchase or a refinance the best advice I can give you is do it now!!

With the Real Estate market heating up in the Eugene and Springfield area, finding the right home can now be more of a challenge for home buyers.  The good homes that are priced right can go fast and if you don't have the ability to really watch the market and know when new homes hit, you could have a tough time finding the prefect home.  In a market like the one we are experiencing now in the Eugene and Springfield area it is best to connect with a Real Estate agent who can watch the market for you.  This can give you a huge advantage.  Many times we find the perfect home for our buyers and let them know about it before it even hits the market. Also, home search web sites such as www.forhomeinfo.com where you can set up search parameters and be notified as new homes hit the market can give you a clear advantage with your home search.

Today's Real Estate Market

Good Monday Morning!

In many parts of the country the real estate market is so hot that as soon as a home hits the market for sale there are multiple offers.  The market in the Eugene and Springfield area is not quite that hot, but it certainly has improved over the market that we had for the past 4 years.  In some price ranges and areas we are beginning to see multiple offers more frequently here in our market area.  This usually creates a bidding war situation and can potentially escalate the sales price for the home.

The one thing to keep in mind is that even though there may be a higher demand for homes right now, the sales price is really controlled by the appraisers.  The appraisers have to find a value in the home that is reflective of the current market.  They do this to protect the lenders from loaning on a home for more money than it is truly worth.  Appraisers use past sales for the comparable properties to justify value.  In a hot market past sales will almost always be less than what the current market dictates.  This is why appraisals keep home prices in check and don't allow huge increases over a short period in home values.  When listing a home in a hot market this is always something that you will want to keep in mind.

Market Report - April 2013 Numbers

Good Monday Morning,

The Real Estate Market in the Eugene and Springfield area continues to heat up as you will see below.  Overall, the market contnues to be a sellers market with low inventories.  The one thing that we must keep in mimd though is that not all parts of the local Real Estate market are red hot.  The upper end properties, prices over $400,000 and rural properties in general continue to see slower activity.  Even in this market, we are finding that homes need to be priced right or they just sit.  Here are the latest market statistics.

The Lane County market continues to have a strong showing in 2013. At 405, pending sales increased 22.7% over the 330 posted in April 2012 and 13.4% over March’s 357 accepted offers. There were 544 new listings, a 10.6% increase over the 492 entered in April 2012, and a 15.7% increase over the previous month. This month also saw 309 closed sales, a 30.4% increase over the 237 transactions last April, and a 11.2% increase over March’s 278 closed sales. Despite the increase in listing activity, inventory remains low, currently sitting at 4.5 months.

Bone Marrow Registry

I received an e-mail this morning from a fellow Keller Williams Real Estate agent in Park City Utah.  The e-mail was not about the Real Estate market or home sales.  It was about his wife's current battle with leukemia which she was diagnosed with just a few days ago. Now their search has started for a bone marrow transplant match. This is a long process and it can be successful, but not always. This e-mail served as a reminder to me as to how important it is for all of us to register with the national bone marrow registry www.marrow.org/ 

My attention was brought to the national bone marrow registry several years ago when my daughter was ill with a rare bone marrow disease and was in need of a bone marrow transplant. (my daughter is completely healthy today). There is less that 2% of the population in the U.S. that have registered and because of this finding the right match is often difficult or impossible.  It is easy to register and the process for determining bone marrow type involves only a mouth swab.  By registering you have the opportunity to save a life.  That life could be someone in your family! www.marrow.org/

What a gorgeous weekend we had here in the Eugene and Springfield area!  it looks like there is more of the good weather to come.

Even with the improved Real Estate market in the Eugene and Springfield area many homes continue to struggle with selling.  There are two factors that are absoutely a must if you want your home to sell in this market and sell for top market value.  The first factor is price.  It is extremely important that your home is priced right.  Over priced homes sit on the market and get looked at but don't get offers.  In this market if a home sits more than two weeks without an offer then the price is too high and it will need to be adjusted down.  Many times it may take several adjustments before the correct price is found.  Once a home hits the right price in this market it will get good showing activity and offers.  The second factor is condition.  Having your home looking great to potential buyers is essential.  This starts with lawns and landscaping and goes into the house with being clean, uncluttered and having paint, etc. all looking fresh.  Staging a home for sale is an important part of the process as well.

This is a great time to sell your home and I can help with both pricing and staging.  Obtaining a sale at top dollar value is not hard to achieve if both of these key issues are addressed.

Good Monday Morning!

As the national and local Real Estate market's continue to heat up, it would be wise to approach the current housing market with a degree of caution.  Yes, it is exciting that homes are once again beginning to sell in the Eugene and Springfield market areas! Is it just like the old times again?  Well, maybe not.  In fact we most likely will never see the old times again.  

What we all need to remember is that the current upsurge in the housing market and in home values is not based on a true economic recovery.  Most of the improvement in the housing market are based on current low mortgage interest rates that are being artificially created by the feds.  We can all hope that both the national and local economies will rebound significantly because the low rates won't last forever.  When interest rates begin to rise, look out.  Will the current bubble burst?  This is going to be dependent upon the condition of the economy and also on how sharp the increase in mortgage rates is.  It could happen quickly though and we could slide back into a strong buyers market at the drop of a hat.

We most likely will see a continuation of low rates for the forseeable future, but the best bet is to take action now if you are considering a home purchase. One thing that history has proved to us is that the market we have today won't won't be the market that we have a year from now.
