May 2014 Homes Sales Report

Homes sales in May of 2014 remain below the hot market of 2013 as home sales in the Eugene and Springfield area cool off slightly.

May Residential Highlights

Lane County saw an upswing in seasonal activity this May. Pending sales, at 461, bested numbers from May 2013 (435) by 6.0% and the previous month (356) by 29.5%. New listings (654) increased 1.7% over the 643 listings posted in May 2013 and 10.1% over the 594 posted just last month. The 319 closed sales showed a 8.5% increase over April’s 294 but were 10.6% less strong than the 357 closings entered in May 2013. Florence had 35 closings this month—the best May for closed sales in Florence on the RMLSTM record.

Total market time contracted to 92 days in May, and inventory remained at 4.9 months for the third consecutive month.

Year to Date Summary

Lane County’s real estate activity continues to be slightly cooler this year compared to 2013. New listings (2,557) have increased by 2.2% over 2013, but pending sales (1,659) and closed sales (1,287) have decreased 3.9% and 7.3%, respectively, from the first five months of 2013.

Average and Median Sale Prices

The average price so far in 2014 was $230,100, up 6.8% from the same period of 2013, when the average was $215,400. In the same comparison, the median has risen 8.1% from $192,000 to $207,500.

Lane County Covered Bridges

A covered bridge is, not surprisingly, a bridge with a cover over it. Covered bridges are typically constructed of wood; however, some of the relatively new covered bridges have been built out of metal or cement, and often have glass windows on their sides.

Initially designed for protection from bad weather, covered bridges have become popular for their vintage beauty and old-fashioned ambiance.  

Lane County, Oregon stretches from the Pacific Ocean in the west to the Cascade Mountain Range in the east, a distance of about 100 miles. Amid the vast county’s cities and towns, ranches and forestland you will discover twenty of these magnificent structures, which tops all other counties west of the Mississippi River.

While each bridge has its own unique charm, seventeen of the twenty can be found on the prestigious National Register of Historic Places.

Speaking of lists, all twenty of Lane County’s covered bridges are listed below, along with the date they were built. But first, in order to get started on our tour, here are some highlights of two bridges chosen at random:

Wildcat Bridge, Built 1925

Spanning 75 feet over the rushing, bubbling waters of Wildcat Creek, Wildcat Bridge has a sparkling coat of white paint and was constructed with a long, narrow opening on its west end so that drivers can easily spot oncoming traffic.

Wildcat Bridge is reached most easily from Eugene by taking Oregon State Highway 126 about 30 miles west of the city, toward the Pacific Ocean, and following the Whitaker Creek/Clay Creek Recreation Area turnoff to Siuslaw Road. Take Siuslaw Road to Austa Road (approximately 200 feet), travel under the overpass to the bridge.

Wildcat Creek meets up with the Siuslaw River near Wildcat Bridge, and there’s a boat landing on Austa Road that allows fishermen and other boaters easy access to the water.

Goodpasture Bridge, Built 1938

Goodpasture Bridge spans 237 feet over the mighty McKenzie River, which is almost three times the length of Wildcat Bridge.

Named after a family of settlers who put down routes near the present-day hamlet of Vida, Goodpasture Bridge is an architecture lover’s dream come true. It was built with ten Gothic-style louvered windows on both of its sides, as well as false end beams and semi-elliptical portals.

And if you’re in Eugene over the holidays, it’s worth it to take the roughly 30-mile drive to Goodpasture Bridge (off Highway 126 east of Vida) and check out the lights and decorations festooned about the structure.

Foreclosures in Lane County

Good Monday Morning!

Recently, the number of homes going through foreclosure in the Lane County area shot through the roof.  There were over 300 foreclosure properties that went to auction within one week last month.  This is well above the number that we had been seeing on a monthly basis.  What this means is that in the near future we are going to see the number of bank owned properties on the market for sale skyrocket.  This will put pressure on inventories, home prices and most likely make it harder for non-forclosure properties to sell.  The positive side of this is that there will be some very good purchase opportunities out there on many of these properties once they hit the market.

Richardson Park

Richardson Park is part of the Fern Ridge District of parks maintained by the Lane County Parks Division and is located on Fern Ridge Lake in Junction City. The 157-acre space is 16 miles west of Eugene is available for day and overnight use. Campers, sportsmen and nature lovers will admire Richardson Park for its 88-site campground, ample amount of play areas and breathtaking views of Fern Ridge Lake. Visitors can do more than look at the lake, however, since Richardson Park has a swimming area and marina with a boat ramp.

The play areas are great for the whole family, as they include play structures and swing sets. While the kids are at play, the rest of the bunch can participate in a heated game of volleyball at the sand court. After working up a good appetite, families can head over to the concessions stand for a delicious lunch. Richardson Park provides a full day of good old-fashioned outdoor recreation plus an affordable overnight stay at the campground.

The 88-site campground is open from mid-April through mid-October and reservations must be made three days prior to the day you plan to arrive. Booking a reservation costs only $10 plus a site fee of $20 per night and the process is simple. Contact the Lane County Parks office at 541-935-2000 or book online at www.ecomm.lanecounty.org/parks. You can also reserve one of three picnic areas for a group of up to 150 for $150. The areas come with picnic tables, running water, a barbeque, serving counter and electrical outlets.

Closes Sales Trend Up In Eugene and Springfield

Good Monday Morning!

Yeah!  The sun is out!!!!

The new numbers are in for the Eugene and Springfield area Real Estate Market.  There is good news and bad news.  The good news is that sales activity improved from the dismal numbers we saw in January and February of this year.  The bad news is that March of 2011 was off significantly from March of 2010.  Closed sales were down 17.5% from March of 2010, pending sales were off by 30.9% and new listings decreased by 33.8%.  

The number of closed sales finally took a jump over the two previous months.  January saw 160 closed sales in Lane County and February saw 167 closed sales.  There were 227 closed sales in March, which is very good news.

There are currently 1,943 residential properties on the market and this adds up to 8.6 months of active inventory.  The amount of active inventory has been shrinking over the past several months.  The average sales price of a home continues to slide and it was 9.9% less than in March of 2010. The average time on the market for a residential property is 152 days.

1st Quarter Slump In Homes Sales In the Eugene and Springfield Market Area

Good Monday Morning!

Real Estate sales in the Eugene and Springfield area continue to slump.  January saw 160 closed Real estate transactions in Lane County and February saw 161 closed sales.  This is an extremely low number in comparison to a normal market.  Just think, there are over 700 Real Estate Agents in the Eugene and Springfield area.  This low number of home sales is putting much more pressure on home prices, so as a result look for home values to continue their decline.

Number of Real Estate Agents in the Eugene and Springfield Area Decline

Good Monday Morning!

Many business's have been touched by the slow down in both the national and local economies. Not that it should be of surprise to anyone, but the Real Estate sales industry has been severely effected by the recession.  Locally, we had just under 1,200 Real Estate agents in the Eugene and Springfield market area just 3 years ago.  Today that number of local agents has dropped to just over 700.  This is a decline of about 500 Real Estate agents in our local market area, which is a significant decline in a period of only 3 years.  Not only has the number of agents dropped, but the production level of the majority of agents has plummeted as well.  Today the top ten agents in this market area are doing sales numbers similar to that of 3 years ago and the balance of well over 600 agents below them are doing significantly less business.  When I look at the bottom 200 agents in sales production for this area, most have two or fewer sales for the year.  This would indicate that we are just about to see another large decline in Real Estate Agent numbers for the Eugene and Springfield market area.

The reason that I bring this up is to remind the public that there is a huge difference between agents in this market place.  When you are choosing an agent to represent your best interests in selling or purchasing a home, you need to do your research and make sure that the agent you choose is one of the top area agents.  I would suggest not less than being in the top 20% of all agents.  You need to ask for sales numbers and for statistics as to how they compare with other agents.  Just checking this out can make a huge difference in who you choose to represent you and reflect this in dollars and cents in your pocket.  

I am happy to say that the Galand Haas Team maintains a position in the top three of all real Estate sales in Lane County as it has for over 15 years.  There is a reason for this and it starts with customer satisfaction.

Closed Home Sales Down In the Eugene and Springfield Market

Good Monday Morning!

The Real Estate market statistics for Lane County are in for the month of May and they certainly indicate some continuation of existing trends.  Closed sales were down 9.9% over May of 2008, pending sales fell 4.2% and new home listings were off by a whopping 26.3% from May of last year.  The interesting facts are that closed sales grew by 33.5% in May over April of this year, pending home sales grew by 1.6% and listings declines by 1.1% over the same period of time.  There is currently an 8.1 month inventory of active properties for sale which is down by almost a point from April, but this number means that we remain heavy into the buyers market.

If you break this data down it shows you that home prices are down and continuing to decline, while there are far fewer homes to choose from. There was a large flurry of closed sales in May which is representative of the large number of homes that went pening in April  The trend for home sales locally is weakening with only a slight increase in the number of pending sales in May.  This could indicate that the recent rise in mortgage interest rates has put the brakes on our local housing market.  With fewer homes on the market, sellers chances for a sale look improved but fewer buyers in the market could negate that benefit quickly.

My current feeling is that with an unemployment rate of 13.5%, the Lane County housing market is going to be a bumpy road for some time to come.  Low mortgage interest rates could stimulate the market but further increases could have a seriously negative impact.  If you are considering the sale of your home, I would not hesitate any longer with getting it on the market. When you get it on the market price it right!

Home Sales Activity Is Picking Up

Good Monday Morning!

What a gorgeous weekend it was!  Has Summer arrived early this year?

The debate rages on as to where we are at with our local Real Estate Market.  The statistics show that sales activity has certainly picked up and time on the market for homes being sold has shortened.  You would think that this indicates that the market has bottomed out and that we are heading back up the hill.  But, wait a minute!  Mortgage rates have bounced up slightly and indications are that they may tick up even more. Just a slight upswing in rates can negate money saved by home prices being down. 

In all honetly nobody knows if we have hit bottom or if we have just watched a small surge while the overall trend continues to decline.  My honest opinion is that with an unemployment rate of 13.6% in Lane County we have some more lean times ahead of us.  This does not mean there are not opportunities out there though.,  We are finding tremendous home values for buyers we are working with every day.  For home sellers a lower inventory right now and shorter time on the market indicate a good time to place your home on the market.  It might be best if you are a home buyer or home seller not to wait and see what this market is going to do.  The opportunity right now might be the best for both buyers and sellers that we will see for a while.
