It looks like the sun has given way to clouds and rain for a few days. The 17 days without rain that we just experienced was the longest dry spell in May in over 20 years for Eugene and Springfield! It was very welcome!
The statistics are in for April Real Estate Action in the Eugene and Springfield market areas. The numbers indicate that we still have a ways to go before the market here is in a true recovery mode. New listings were up in April and they increased by 11.3% over April of 2011 and were up a whopping 25.5% over March of this year. Pending sales were also up over April of last year. They improved by 10.7% over April of 2011 and were also up by 9.6% over last month. A negative statistic was that closed home sales were off by 2.1% from April of 2011 and down 4.4% from April of this year. This is not a good trend to be seeing as we head into Summer. There is currently 6.9 months of active inventory of homes for sale. This is also up from 6.3 months that we had in March of this year. The average sales price in April was $184,600, which is down considerably from April of 2011 when it was $207,900. This indicates that our slide in home values may be far from over. The average time it took for a home to sell in April was 156 days.
We can all hope that the step back that took place in April was just a blip in the market and not a long term trend. We will know more by next month.
