Eugene, Oregon’s North Gilham neighborhood has a great mix of older and new homes for sale, and undeveloped lots are still available. The neighborhood continues to attract people who want a strongly residential feel but also like to have excellent shopping nearby. The popular Delta Oaks shopping center and the up-and-coming Crescent Village are both within North Gilham, with many other retail options available in the Coburg Road corridor.
North Gilham real estate is bordered by the Willamette River on the west, Interstate-5 on the east, and Beltline Highway (OR 569) along the southern boundary. The land to its north belongs to Lane County and includes the popular Armitage Park.
Shopping and Dining
Delta Oaks shopping center sits on North Gilham’s west edge, while Crescent Village is on the neighborhood’s east side. Delta Oaks’ Market of Choice grocery carries organic, gourmet and conventional foods and has a strong beer, wine and coffee sections; it also has large deli, bakery and supplements departments. Service businesses in Delta Oaks include dental, medical and chiropractic practitioners plus two gas stations.

The Crescent Village is a new mixed-use development with homes, condos and businesses. It is has an “urban village” feel like one might find in Portland or Seattle. Retailers include Bello Day Spa & Salon, Hard Core Yoga, Crescent Village Market, Crescent Village’s eateries are:

The Crescent Village area also features a number of medical and dental offices and a U.S. Bank nearby.
Many other popular businesses are available just south of North Gilham on Coburg Road. These include Office Depot, Costco, ShopKo, VideoOnly, PetSmart and branches of Oregon Community Credit Union and U.S. Bank.
Parks and Recreation
For fun and fitness, owners of North Gilham real estate live in a great area. There are several parks, bike lanes on all major streets, one of Eugene’s three sports park complexes, and a full service tennis and swim center.
Cal Young Sports Park has ball fields plus a soccer field, basketball court, picnic facilities, and a skatepark. Despite its name, this park is actually in the North Gilham neighborhood, not in the Cal Young neighborhood. Gilham Park is lovely neighborhood park with a sweeping arc of fir trees on its south end. It has a large open field perfect for a picnic, plus a children’s play area. Creekside Park is a 3.17-acre park located at the far north edge of Eugene’s Cal Young neighborhood, one block west of Gilham Road. The land was purchased in 2000, and the park is due to be completed in 2013. Plans call for natural areas, a playground, concrete and soft natural surface paths, a picnic area with shelter, and a sand play area. Gilham Elementary School has a publicly available soccer field. Crescent Park is a small, quiet neighborhood park tucked away in the Coburg-Crescent area of north Eugene. It has open lawn areas with scattered trees, a small play area for small children and a half-court basketball area.
One of Lane County’s most popular parks, Armitage Park, is just beyond the properties of the North Gilham neighborhood and sits along the stunning McKenzie River. This 56.7-acre park features a 2-acre dog park, volleyball courts and horseshoe pits at several locations; it has several picnic areas including five reservation-only sites with amenities for 100-200 people. Armitage Park also has a boat ramp with boat trailer parking, and 37 camp sites and RV parking locations open year-round. The park does charge an entrance fee.
For golfers, RiverRidge Golf Course occupies a portion of the historic Ayres Family farm, homesteaded in 1851. RiverRidge’s 18-hole, par-71 course covers 107 acres of low hills by the Willamette River. The SuttonRidge 9-hole course and ShortRidge par-3 course are here also, along with a driving range and putting green.
The Eugene Swim and Tennis Club sits within the area of North Gilham real estate. This comprehensive facility has tennis programs, instructors and clinics for players at all levels. ESTC has 11 indoor and 6 outdoor tennis courts, indoor and outdoor practice backboards and a pro shop. Its fitness center offers about 30 group fitness classes weekly, individual youth fitness classes and personal training sessions. It has a 25-yard, 6-lane pool and a large wading pool open mid-May to mid-September. Private and group swimming lessons are available, along with lap swim times and a recreational swim team.
Living
Over the last decade, single family homes have been built in pockets throughout the neighborhood (especially in the northernmost section), but significant acreage remains undeveloped. The development of Crescent Village has brought homes, condos and commercial space with a very contemporary edge to North Gilham’s eastern side. By way of comparison, Crescent Village instantly reminds many of Northwest Portland or Seattle’s Ballard neighborhood.
Also, there are several agriculturally zoned parcels on its northern edges.
According to a 2011 study by Northeast Neighbors (the North Gilham neighborhood association), 9,201 people lived in the North Gilham neighborhood in just under 4,200 housing units. 73% of these were owner occupied. There are a few duplexes, apartment complexes, and Lakeridge, a tidy senior mobile home park.
Schools, Health and Transportation
Gilham Elementary School is the 4J School District’s second largest elementary school with about 500 students in grades K-5. Cal Young Middle School (like the park with the same name, it’s actually in North Gilham) has 563 students in grades 6-8 in a state-of the art facility with much natural light and open spaces. Both of these schools feed into Sheldon High School less than two miles away.
PeaceHealth’s Sacred Heart Medical Center at RiverBend is less than 5.5 miles from any point in North Gilham's real estate area.
Lane Transit District (LTD) bus routes 66, 67 and 96 provide public transportation. For cycling – a very popular form of transportation in Eugene – all of North Gilham’s main arterials have marked bike lanes, so it’s a breeze to connect to the rest of Eugene. The bike-only paths along both banks of the Willamette River are easy to access from the Delta Oaks shopping center.
The main freeways serving North Gilham property owners are I-5, Beltline (OR 569) which runs east-west from Springfield to West Eugene, and Delta Highway, a short, limited-access freeway linking downtown Eugene to Beltline and North Gilham at the Delta Oaks shopping center. For air travel, the Eugene Airport is only a short, 8-mile drive away.
